A private investment vehicle backed by Hong Kong’s prominent Cha family—controlling shareholders of developer HKR International (HKRI)—has acquired Lilly House at 13 Hanover Square in Mayfair for around £91 million. It is an off-market disposal by long-term central London landlord Lazari Investments, which originally purchased the asset in 2021 for around £70 million. Occupying a prominent corner position at the junction of Hanover Square and Harewood Place leading toward Oxford Street, the seven-storey building totals approximately 34,700 sq ft of mixed-use space situated just steps from the Elizabeth Line station at Bond Street. Morgan Real Estate has been appointed to manage the property on behalf of the new owner.
The ground floor of 13 Hanover Square is anchored by high-footfall retail units let to Pret A Manger and Starbucks, while the upper levels are currently occupied by serviced office provider Halkin under a lease set to expire in roughly two years. The impending lease event presents the incoming buyer with an immediate value-add asset management play. By taking vacant possession of the office floors in the near term, the owner can execute a comprehensive retrofit and repositioning scheme to capture the acute undersupply of prime, ESG-compliant workspace in Mayfair.
