  • Reef + Partners and BlackRock Real Estate have signed the non-profit London Initiative for Safe AI (LISA) for 82,000 sq ft at the Tribeca campus in King’s Cross. LISA will occupy six floors of The Reflector, the second building on the campus, which sits along Regent’s Canal.
  • Tribeca is a 1m sq ft campus across four buildings, combining laboratory, innovation, retail and amenity space. The first phase, The Apex, offers more than 110,000 sq ft of laboratory space, and The Reflector, The Assembly and The Connector form the final phase.

The London Initiative for Safe AI (LISA) has agreed a major pre-let to take approximately 82,000 sq ft at the TRIBECA campus in King’s Cross. The non-profit AI safety organization will anchor space within The Reflector, one of four buildings comprising the 1 million sq ft life science and technology estate being developed by Reef + Partners in partnership with BlackRock Real Estate. Advised by law firm Lewis Silkin, LISA will fit out the space over the coming months ahead of planned occupation in 2027. The move reflects rapid growth for the non-profit, providing a dedicated central London hub to bring together researchers, frontier AI developers, and policymakers. LISA’s commitment underscores the continued positioning of London's Knowledge Quarter—encompassing King's Cross, Euston, and Bloomsbury—as Europe's premier hub for artificial intelligence, life sciences, and deep-tech innovation. Joining existing TRIBECA occupiers such as the London BioInnovation Centre (LBIC) and collaborative research space with the Francis Crick Institute, LISA’s arrival demonstrates strong occupational demand from non-commercial research institutions alongside commercial tech giants.
