Marylebone Place Relaunched for Sale Following UBP Lease Restructure

Joint venture partners TPG Angelo Gordon and Beltane Asset Management have officially re-marketed Marylebone Place following a key lease restructure on the central London asset. Originally brought to market in late 2025, the 74,833 sq ft commercial office property is entirely let to Swiss private bank Union Bancaire Privée (UBP). Under the newly renegotiated terms, UBP has removed an upcoming lease break clause, locking in a firm commitment to occupy the building through to 2041. Advisors CBRE and Michael Elliott have been retained to market the freehold interest, positioning the asset as a rare, ultra-long income core opportunity within London's West End submarket.

 The lease restructure changes the investment case by reducing near-term occupational risk and providing greater visibility over income. It may broaden the pool of potential buyers to include institutions and other core investors seeking central London exposure backed by a financial-services covenant.
